Tailored to GDPR-equivalent. You are referred to here as the Data Subject; the platform acts as the Data Controller.
Public Preview disclaimer
Rate My Landlord is currently in public preview. The platform is provided “as is” for community use, feedback, and ongoing evaluation. We do not guarantee uptime, accuracy, or completeness during this period.
Neutral intermediary status
Rate My Landlord operates as a neutral hosting service provider within the meaning of the EU Digital Services Act (Regulation 2022/2065) and equivalent local safe-harbor regimes. We host first-person observations from users; we do not author, endorse, or independently verify them, and we act expeditiously on valid notices.
Our role is limited to providing tools that let tenants share first-person observations and owners respond or dispute them. We are not a party to any rental agreement, transaction, or dispute between users.
Content responsibility
You are solely responsible for the accuracy, lawfulness, and good faith of anything you submit — reviews, ratings, photos, documents, and dispute statements. You confirm that your contribution is based on your personal, firsthand experience of the property or situation described.
Knowingly submitting false, fabricated, or misleading information is a material breach of these terms and may lead to content removal, account suspension, and a permanent ban.
Professional disclaimer
Home Care Ratings and Operational Logs are based on user observations and do not constitute professional engineering, legal, real-estate, financial, medical, or investment advice.
They are crowd-sourced signals intended to inform — not replace — qualified professional inspection or counsel. Do not rely on them as the sole basis for any rental, purchase, repair, or legal decision.
Prohibited conduct
The following are strictly prohibited:
- Doxxing. Posting private phone numbers, personal email addresses, home addresses, ID numbers, or other private contact details of staff, owners, neighbors, or any individual.
- Hate speech & harassment. Slurs, threats, or targeted abuse based on protected characteristics, or any campaign of intimidation.
- Review bombing. Coordinated or repeat submissions intended to manipulate a property’s rating, including the use of duplicate or sock-puppet accounts.
- Defamatory content, criminal accusations without evidence, or demonstrably false claims submitted in bad faith.
- Automated scraping, bulk extraction, or any interference with platform integrity.
Malicious use may result in immediate content removal, account termination, and a permanent IP ban. Where warranted, we may cooperate with law enforcement and refer matters to the appropriate authority.
Intellectual property
You retain ownership of the original observations and media you submit. By submitting, you grant Rate My Landlord a worldwide, royalty-free, non-exclusive licence to host, display, anonymize, aggregate, and moderate that content for the purpose of operating the platform.
All platform-generated derivatives — including the Home Care Rating algorithm, the Neighborhood Heat Map, aggregated building and sector indices, weighting formulas, branding, source code, and UI — are the exclusive property of the platformand are protected by copyright, database, and trade-secret rights. No licence to these derivatives is granted to users.
Reporting & content removal
If you believe a piece of content violates these terms or your rights, use the in-product reporting flow — this is the formal process for requesting review and removal:
- Report a review: use the “Report” button on any review on the /reviews feed or a property page. Reports are triaged by our moderators; content that receives multiple independent flags is auto-hidden pending review.
- Verified-owner disputes: claimed-property owners can file a formal dispute with evidence through their property dashboard.
- General bugs and platform issues: use /feedback.
We act on valid notices in line with the safe-harbor regime applicable to your region.
Account conduct
One account per person. Creating multiple accounts to manipulate ratings, evade moderation, or circumvent bans is grounds for permanent termination.
Arbitration & governing law
These terms are governed by the laws of the platform's primary registration jurisdiction. Mandatory consumer-protection rights granted to you by the law of your country of residence remain unaffected, and nothing in these terms restricts your right to bring proceedings before the competent courts of that country.
Privacy & cookies
Our handling of personal data is described in the Privacy Policy and the Cookie Policy, both of which adapt to GDPR-equivalent.
Changes to these terms
These terms may be updated as the platform evolves. Material changes will be communicated via platform notice or email. Continued use after changes constitutes acceptance.
